About stamp duty land tax (SDLT)

What are the current stamp duty thresholds in 2026/27?
For standard buyers in England and Northern Ireland: 0% up to £250,000; 5% on £250,001–£925,000; 10% on £925,001–£1.5m; 12% above £1.5m. Note: the temporary nil-rate threshold raised to £250,000 became permanent. Scotland uses Land and Buildings Transaction Tax (LBTT); Wales uses Land Transaction Tax (LTT) — both are different.
How does first-time buyer relief work?
First-time buyers pay 0% on the first £425,000 and 5% on £425,001–£625,000. If the purchase price exceeds £625,000, no first-time buyer relief applies and standard rates are used. All buyers on the transaction must be first-time buyers to qualify.
What is the additional property surcharge?
If you already own a residential property anywhere in the world and are buying another, a 5% surcharge applies on top of standard rates at every band. This applies to buy-to-let properties, holiday homes, and second homes. You may be able to claim a refund if you sell your previous main residence within 3 years of the new purchase.
When do I pay stamp duty?
SDLT must be paid within 14 days of completion. Your solicitor or conveyancer typically handles this — they collect the funds as part of completion and submit the SDLT return to HMRC. Failure to pay on time results in interest and penalties.
Is stamp duty different in Scotland and Wales?
Yes. Scotland has Land and Buildings Transaction Tax (LBTT) with different bands and rates. Wales has Land Transaction Tax (LTT). This calculator covers England and Northern Ireland only. Use the Revenue Scotland or Welsh Revenue Authority calculators for Scottish and Welsh properties.
